Roof inspections in Phoenix

A free inspection tells you what your roof actually needs. You get photographs, a plain answer, and no push toward a replacement.

Signs your roof needs a look

Most roof problems show up somewhere else first. A stain on a ceiling has usually been wet for a while.

  • Shingles that are missing, cracked or curling
  • Underlayment showing through where the surface has gone
  • Water stains on the ceiling, or daylight through the roof
  • Sagging spots in the ceiling or along the roof line
  • Piles of shingle granules in the gutters
  • Age. Most roofs here last somewhere between 15 and 30 years
  • A recent monsoon or hailstorm, even with nothing visible from the ground

What we check

The inspection covers the roof surface and what sits under it. We photograph what we find and write up the next steps.

  • The roof surface and the condition of the material
  • Decking, framing and anything soft underfoot
  • Drainage, and spots where water pools instead of running off
  • Wind and hail damage
  • Signs that rain has already come inside
  • Damage from fallen branches and storm debris

Hazards we flag while we are up there

Older roofs can hold material that changes how the repair has to be done. We say so before anyone starts work.

Book the check before the rain, not after

The Weather Service runs Phoenix monsoon season from June 15 to September 30. Between 30 and 60 percent of the year's rain lands in it. Flash floods, microbursts and blowing dust all come with it.

So May is the month to book, not August. A cracked tile costs little in spring. The same tile turns into a wet ceiling the first time a storm drives rain sideways.

Flat and low slope commercial roofs need the same timing for a different reason. They hold water instead of shedding it, so a low spot that ponded last summer is where the leak starts this one.

Why regular checks pay off here

Phoenix is hard on a roof. Heat, sun and monsoon wind all age the material faster than a milder climate would.

  • Problems get caught before monsoon season, not after
  • The roof holds up better to heat and wind
  • The material reaches the far end of its service life
  • A record of inspections makes an insurance claim easier
  • A small repair now beats a replacement later

How the response moves

How a roof inspections job runs

Every job follows the same three steps, whatever the damage. One crew carries it from the first look to the last repair.

  2. 02

    Stabilize

Our crews stop the spread, protect the property, and coordinate the claim.

  3. 03

    Restore

One accountable team carries the work through cleanup and reconstruction.

Frequently asked questions

The questions owners ask us first, answered before you call.

Nothing, and you owe us nothing after it. You get the photos and a written estimate. It says what needs doing now and what can wait a season.

Spring. Monsoon season starts June 15 and runs to September 30, so a check in April or May gives you time to fix what we find before the rain tests it.

Most homes take under an hour. You do not need to be there, though owners who are get the walkthrough on the spot. Either way the photos and the written findings come to you.

Yes. Wind lifts tile and shingle edges and cracks flashing in ways you cannot see from the ground, and hail bruises a surface without breaking it. Those are exactly the ones that leak two months later.

Only if you do, and we will show you the photos that say so. Plenty of the roofs we look at need a repair and a few more years of service, and that is what the report says.

Yes. We inspect, document the condition with photographs and give you a written scope. That is the file a buyer, an agent or a lender is asking for during a sale.
